How do I start?

Your first step to selling your property is to register with us by creating an account. Next, list your property with your own personal touch through our online platform and then be ready to connect with buyers and set up your viewings. Please do not hesitate to call one of our professional estate agents if you need assistance along the way.

Do you require a sole mandate?

Yes – Why you ask, through our method of advertising we will be bringing many buyers to your home and we don’t ask for any money upfront so all the work we do for you is at our own risk. A sole mandate allows us to confidently and aggressively market your property to achieve the end goal, a home that gets sold.

When do I pay your fee?

Once the deal has been concluded and your property has been registered in your local Deeds Office.

What if my property is already on the market? Can I still use localPROP?

Unfortunately not- as localPROP requires a sole mandate. A sole mandate allows us to confidently and aggressively market your property to achieve the end goal; a home that gets sold.

What is the difference between localPROP and the traditional route?

Through modern technology we have streamlined the process of selling your home

Buyers are able to search dozens of properties, contact you directly online, set their
own appointments to view their dream home, get pre-approved finance and when
their dream home has been found they are able to make an offer online.

Where will my property be advertised?

Your listing on all major property online portals including Property24, Private Property and Gumtree.

How long before my listing is live?

Once you have provided us with a complete Sellers  profile and loaded your property our staff will check your listing and within 24 hours of completing your listing it will go live.

How is it possible to sell property at such a low fee?

The online process eliminates a lot of the footwork required in a normal
conventional sale and our unique online marketing to funnel buyer traffic to your
property is unsurpassed in the real estate industry.

Do I need to take photographs of my property?

Yes – Marketing teaches us that most people buy with their eyes, seeing something that they can envisage themselves living in will secure a sale.

You can take the photo’s yourself or you are welcome to make use of our professional photographer and drone footage editor.

What do I do if I have a tenant on the property?

This should not be a problem. One of our estate agents will schedule a valuation for
a time that suits you and your tenant, inspect the entire property, and send you a
valuation report as soon as we can. Once your property is set up and online, you can
arrange viewings that is convenient for both you and your tenant.

What if I decide that I don’t want to sell my property anymore?

If you decide to withdraw your property from the market within the duration of our
mandate, for a reason other than an offer on your property being accepted,
localPROP will charge a fee of R7 999 + VAT to cover all of our cost such as
professional photography, administration and marketing fees.

How do the valuations work?

We use an online comparative analysis process where we compare the last 20 sales
in your suburb and adjustments are made according to your house size and special

Once I’ve had an offer, do you manage the sales process?

Yes – Many times we have found that reading a contract and understanding a contract can be quite onerous and reading through the legalese can be quite complicated.

At localPROP we take that stress away from you and we step in to assist with navigating through the contract in our offices.

Who will sell my property for me?

Our dedicated team at localPROP will assist you throughout the entire process. This
will be dependent upon which package you choose and how much help you require.

Why do potential buyers need to be verified?

How will I know what the right price is for my property?

Our team will assist you with an online valuation using comparative data obtained by the deeds office for the last 20 sales in your suburb. All necessary adjustments for special features, additions and alterations with respect to your home will be made.

What is included in your fee?

Through modern technology we have streamlined the process of selling your home
and in doing so we have been able to save you money. localPROP offers 3 different
packages depending on your needs and budget.

*FOR SALE BOARDS: One of the best ways to sell your home is to let people know it is for sale. localPROP For Sale boards are one of the best ways to do this –*Upfront refundable deposit of R250 per board.
*SHOWHOUSE: A professional localPROP agent can run a show house for an upfront payment of R1000 per occasion.

Why do potential buyers need to be verified?

How long does the transfer process take?

Once a Buyer and Seller have agreed to the sale terms and localPROP has gone through the contract with both buyer and Seller, then you are looking between 6 – 8 weeks for the transfer process to be complete.

How does the viewings process work?

When a Seller lists a property they will be allowed to allocate a time schedule for a Buyer to view a property. Then a registered Buyer will then be able to choose a time from the Sellers schedule to view the property. Once that is done then all  the Seller needs to do is confirm the appointment.

Do I have to use your conveyancing attorney?

No – Although at localPROP we have specific attorney’s that we like to work with as we have a great relationship with them. Our partner attorney’s have agreed to discount their rates to a buyer should you choose to use them. This gives a buyer an opportunity to offer the seller more at no extra cost.

I’ve seen a property I love and I’m ready to take the next step! What now?

You as a Buyer have a choice here, either you can make an offer directly through our website to the Seller. Just view the property on your dashboard and click on the Make and Offer Button. Or if you do not want to make an offer directly to a Seller please make contact with localPROP and we will draw up the paperwork and present your offer to the Seller at no cost to the Buyer.

I’ve booked a viewing and I’m running late or I can’t make it anymore. What do I do?

No Problem, just login to your dashboard and under viewings you can go into the details of the property you are about to view and cancel the viewing there. A notification e-mail will be sent to the Seller.

I can’t make the times available on the calendar, can I still go view the property?

This is possible yes, you would need to contact the seller of the property and ask for a specific viewing time. The seller would then respond directly to you via messages on the dashboard.

Do you assist with financing?

Absolutely, yes we do. We have our own in-house bond origination service were we can provide you with a pre-approval amount. You can use this to strengthen any offer you would like to make on a property.

How do we differ from other estate agents?

At localPROP our primary goal is to get your property sold and how you sell your property is totally up to you. We provide multiple solutions to your situation. If you want to sell privately you can, if you want limited professional assistance we can advise, if you don’t want to sell yourself and you want a professional Estate Agent to get your home sold we can. We can even provide an Auction solution for the sale of your property.

What personal information do we collect?

POPI or Protection of Personal Information Act 4 of 2013, is a privacy act that localPROP has committed to following and to remain in compliance with. Once you register as a member or user of localPROP you agree that we may collect your personal information in terms of this clause. This clause may be changed from time to time or such further privacy policies that may be published on the Website in compliance with POPI. 

Personal information can be, but is not limited to, your full name, surname, email address, identity number, contact details, financial history and information about your property or the personal circumstances as a Seller, Buyer, Landlord, Tenant or anyone interested in the products or services that can be found on the Website.  

Information on how you use the Website or Dashboard may be collected, including your property searches, how you interact with the Website or Dashboard, which properties you look at, what advertising interests you have or which advertising partners you contact. We collect information on the content of the emails sent to them, as well as from third party sources. The information you supplied on the Dashboard will be collected from what you input, upload, store, transmit, email and communicate.

Lastly we may also collect information from any correspondence that you have with us at localPROP, including that of your IP (internet protocol) address and cookies which may uniquely identify your browser or account. The reason for this is to help us with the verification and identity process. 

Collectively the above is referred to as “Your Information”

Multiple areas of localPROP might request you to enter personal information we assume your agreement and consent (or otherwise) to use this information.

What do we use your information for?

The information that you provide us with will allow you full access to the Website and the Dashboard. You will be able to take full advantage of the services and features that you have requested for. At times we may use this information to identify patterns and search results in order to hone our marketing, development, support and administration department. This benefit comes back to you the user in improved services and features.

Do you keep a record of all communication?

We believe that good communication sets businesses apart and in such we may use your personal information that you have supplied in order to update you on changes or developments to the Website, Dashboard or any other products or services that we provide. Where you have agreed, we will make use of your information to contact you with information on any new or upcoming products or services, provided by us or that of our joint partners, advertisers or any other third parties. 

In contacting us we may keep a record of your communication to help resolve any issues that you might be facing.

Cookies, and Tracking

Like many sites and software, we use ‘cookies’ to enable us to personalise your visits, simplify the signing-in procedure, keep track of your preferences and to track the usage of the Website or Dashboard. Cookies are small pieces of information that are stored in the hard drive of your computer by your browser. Your browser will have the option to prevent sites using cookies (your browser’s help screen or manual will tell you how to do this), but please note that this may reduce the functionality of the Website or Dashboard and other Sites.

Like all sites, our servers automatically record ‘log files’ containing information about the volume and characteristics of the Website and Dashboard traffic e.g. IP address, numbers of pages viewed, length of time spent on site etc. We use log files to build pictures of how the Website and the Dashboard is used that help us to monitor and improve our service. We cannot identify you from your log files.

We use Google AdWords remarketing services to advertise on third party websites (including Google) to previous visitors to our site. It could mean that we advertise to previous visitors who have not yet completed a task on our site, for example using the contact form to make an enquiry. This could be in the form of an advertisement on the Google search results page, or a site in the Google Display Network. Third-party vendors, including Google, use cookie to serve ads based on someone’s past visits to the our website. Of course, any data collected will be used in accordance with our own privacy policy and Google’s privacy policy.

What about our Security, storage and transfer of information?

We follow strict security procedures to ensure that your personal information is not damaged, destroyed, or disclosed to a third party without your permission (unless they are providing services as outlined above and to prevent unauthorised access to it. The computers that store the information are kept in a secure facility with restricted physical access and we use secure firewalls and other measures to restrict electronic access. If we are working with third parties we will require them to have in place similar measures to protect your Information.

All of the information we collect or record is restricted to our offices. Only employees and Licensee’s who need the information to perform a specific job are granted access to personally identifiable information. We will explicitly ask you when we need information to identify you. We may require you to co-operate with our security checks before we disclose information to you. You can update the personal information that you give us at any time from within the Dashboard.

We will retain your information for a reasonable period or for as long as is required by law.

We process personal information on our servers in many countries around the world. We may process your personal information on a server located outside the country where you live.
